Top 10 Luxury Home Markets To Watch for Price Increases or Reductions

The Unique Homes Magazine has listed 25 luxury home markets to watch in 2007 in its January issue. According to the Unique Homes report the 25 luxury markets will indicate where the luxury real estate market is heading to. These markets along with features that make them stand out from the rest are worth watching out for.

The following is a brief report on the top 10 luxury home markets to watch for price increases or reductions in 2007.

1. Annapolis, Maryland. The waterfront city located on Chesapeake Bay offers excellent boating and affordable prices compared to Washington’s luxury enclaves. With Washington and Baltimore within reasonable commute, this city is highly desirable.

2. Asheville, North Carolina. An eclectic ambiance and low-key lifestyle attracts people to Asheville which continues to remain one of the hottest places for luxury home buyers.

3. Aspen, Colorado. From a ski enclave this luxury market has grown into a platinum location. With its four-season appeal and restrictive zoning policies, Aspen is still a highly-sought after destination.

4. Atlanta, Georgia. The city offers several new upscale communities, numerous lifestyle amenities, retreats and much sought after waterfront luxury homes.

5. Austin, Texas. A strong real estate market that saw record gains in 2006, the reputable University of Texas, the scenic lakes and the great music attracts buyers to this hill country.

6. Bellevue/Medina, Washington. With prices going up at 28 percent, the market has still not peaked and several upscale neighborhoods are available at a lower price range when compared to other markets.

7. Beverly Hills, California. One of the top ranked luxury markets that is perpetually in demand, Beverly Hills continues to be untarnished and idolized as the Mecca for luxury. Hollywood Hills is currently a hot market for buyers.

8. Idaho. The growing resort markets in the state garner attention for the state that is making its presence felt in the luxury home market.

9. Jupiter, Florida. The boom has arrived here after Tiger Woods’ purchase of a 10-acre estate for m. The market continues to surge on this exclusive island.

10. Manhattan Uptown, downtown, midtown. The luxury market is upbeat with record sales of more than m in 2006 accelerated by Wall Streeters. Co-ops and town houses are favorites among buyers here.

If you are interested in buying or selling a home, condo or any other type of real estate in any of these markets, be sure to seek out the services of a real estate agent to advise you about current local market conditions.

Do You Need A Real Estate Appraiser When Buying A Home Or Condo?

If you are considering purchasing or selling a home, condo or any other type of real estate, you will most likely need the services of a real estate appraiser. An appraiser performs an assessment of properties and other types of real estate to help establish its value. While there are several methods appraisers use to establish the value of real estate (e.g. cost method, income method, and comparison method), for residential properties, the comparison method (also known as market value) is the most common approach. The appraiser’s job is to provide an opinion about the value of a property based on its “highest and best use.” If you are financing the purchase of a property, your lender will normally require an appraisal to make sure that the property is really worth the amount loaned.

The real estate appraiser is tasked with carrying out a completely objective assessment of a property and will normally provide a written evaluation report. This is accomplished by a physical inspection of the property, as well as a comparison to other similar properties for which the value is already established. To make a determination about value, the appraiser gathers details such as the size of a property, size of the lot, location, condition, best use of the property, amenities, etc.

After this initial inspection, the appraiser may scout the neighborhood to compare the property with other similar properties in the neighborhood by age, size, price range, etc. The appraiser then gathers additional data from several sources such as the local Multiple Listing Services (MLS), which provides information on current and recent comparable sales. The appraiser also gathers information from his/her own past experience in the local market. All of these sources of information are taken into consideration while writing the appraisal report, which will provide an estimate about the value of a property.

There are many reasons to use the services of a qualified appraiser. When purchasing real estate, an appraisal provides you with a negotiating tool and helps ensure that the price you are paying is appropriate. If you are selling your property, the appraisal will help you determine an appropriate price range. Besides real estate and mortgage transactions, you may need to order an appraisal to lower the tax burden (assuming the value is really lower than the value established by taxing authorities), to establish the replacement cost of insurance, to settle an estate, etc. An appraiser only gives an estimate of the value of the property. A real estate appraiser is not to be confused with a home inspector.

If you are considering buying or selling a home, condo or any other type of real estate, you can use the services of a qualified real estate appraiser who will provide an estimate of the fair market value of your property.

Finding A Home Online: The Do?S And Don?Ts Of Online Real Estate

The Internet makes life easier in a lot of different ways. It certainly has improved and expanded the capabilities of real estate agents to market their properties for sale and put buyers in touch with sellers. In fact, as a buyer, one of the first places you may start looking for properties is online.

Searching for a home online is a bit different than the traditional methods of finding a new home. Although there are some similarities there are enough differences to make it necessary to go over a few do’s and don’ts for shopping for real estate online.

Do look at several different real estate websites. Although a good listing agent will take the time to list everywhere possible, you may find some properties that are on one site but not on the other.

Don’t start looking for homes until you consider your price range. Work on your budget so you know how much you can afford. Consider getting pre-qualified so you can be absolutely sure how much you can afford.

Do decide on your ideal location before you start shopping. Drive through your potential neighborhood if possible to get an idea of the streets so you’ll be able to determine exactly where a house listing is. Several sites will let you narrow your search to certain parts of town, so be sure you know where you want to live.

Don’t hesitate to visit the listing agent’s website if you are interested in a property. Often the listing agent site will have additional information on the property, including extra pictures. Some listing agent websites also include walk through photo tours of the property, which are great if you are out of the area and can’t do an in person walk through.

Do read the description of the home carefully and take a look at all of the specs. Even though the listing may come up based on your criteria, it may have features that you would find undesirable. For example, you may not want a carport or a detached garage.

Don’t forget to look at the map of the listing and drive by when you get a chance. When you take the time to familiarize yourself with the neighborhood beforehand, you’ll be able to tell by the map whether it’s in the right location. You should try to drive by the property to see the property in person. Often times a photo will be cropped to eliminate undesirable features, like a run down house next door or a large commercial building a few blocks over. You’ll only be able to get an accurate picture by driving by.

Do sign up for the real estate website’s newsletter and updated listings. If you put your criteria into their system, they will e-mail you when new properties appear that fit your needs. This is a great way to stay on top of the local market.

With these do’s and don’ts you’ll be able to effectively search the Internet for your next home and find the best deal for you.

Discount Real Estate Broker Offers Cash Back or Real Estate Rebate Savings to Home Buyers

What is a real estate rebate? Home buyers can negotiate discount savings when buying real estate with their real estate buyer broker. Real estate commissions or fees should not be fixed and are negotiable. Since commissions are negotiable, buyers can negotiate a discount in the form of a buyer broker rebate when buying a home with a buyer broker. Many home buyers do not understand this and miss the opportunity to save money when purchasing a resale home or from a new home builder.

How can the rebate savings be accomplished? For example, if you are planning to buy a home that is worth 0,000 that is listed in the MLS (multiple listing service), the commissions offered in the MLS may vary, but in this instance, let’s assume it is 3%. Total commissions paid to your buyer broker would be ,000. If you negotiated a 50% rebate, then your broker to buyer rebate would be 1.5% of the sales price or ,500. As you can see, this real estate rebate can provide significant savings as the buyer broker is discounting the fees that he/she receives and rebating the difference to the home buying consumer. Clearly, real estate rebates are essential to price competition amongst real estate buyer brokers.

Why is the buyer broker discount in the form of a rebate? Buyer broker’s fees or commissions are typically paid by the seller and built-in to the sales price, cash back or rebates from your real estate broker are the principal method by which a buyer’s broker can negotiate a discount otherwise the commissions on the buyer’s side are essentially fixed. As such, broker to buyer rebates are morally good because such rebates are the principal method by which a buyer’s broker can negotiate or discount their commissions. Buyer broker rebates are good for the consumer because these rebates reduces the cost of housing for the consumer and promotes healthy competition and innovation amongst real estate brokers. As such, cash back at closing from your real estate broker is one way to reduce your home purchasing costs.

Is cash back at closing from your real estate broker legal? Yes! The “built-in” buyer broker commissions are negotiable (not fixed) as rebates or cash back from your real estate broker are legally protected by federal anti-trust laws (U.S.A. vs Kentucky Real Estate Commission). In fact, the Department of Justice has indicated that such broker to buyer rebates are beneficial to the home buying consumer and are “key to broker competition”. According to the Department of Justice, real estate broker rebates or cash back to buyers makes home purchases less expensive. It should be noted that there a few lingering states which still have a “rebate ban” in place even though there is no justification for such a law. If you reside in such a state, it would be a good idea to contact your state legislature and request that they change the outdated law which impairs fair trade, price competition, and artificially inflates the home buying costs for consumers.

Overall, buyer broker rebates on resale and new home purchases are a smart way for home buyers to save money when purchasing real estate. Cash Back Realty offers real estate rebate savings to home buyers for real estate home purchases.
